Popular Services of Maximum Energy Professionals

meplogo

At MEP we aim to provide customized energy efficiency and engineering design services to building owners and managers that allow them to save money on their utilities, while at the same time reducing their carbon footprint and becoming better stewards of the environment. We offer a wide array of services that range from providing construction defect expert witness to engineering design services. Our employees keep up to date on upcoming legislation like California’s AB 802 and Los Angeles’ Existing Buildings Energy and Water Efficiency mandate “EBEWE” to help our customers comply without having to bury themselves in research. We help building owners and operators understand and improve their buildings, enhancing the workspace of thousands. Here are just a few of the most often requested ways in which we do just that.

Construction Defect Expert Witness
MEP offers Construction defect expert witness services. Our experienced Principal Engineer, Glenn Tanner, has been assisting our commercial, industrial, shopping center, multi-family, medical, educational and hospitality customers as a construction defect expert witness since 1990. He serves as a construction expert witness, and testifies on many facets of the construction process, including issues involving construction maintenance, construction defects, and construction management. We write reports that cover construction mediation, construction scheduling, construction standards of care, and construction cost estimates. We also testify on forensic construction investigations, construction defects, general contractors, licensed contractors, and construction disputes, as well as other issues.

AB 802 and EBEWE
MEP keeps up to date on California’s energy benchmarking legislation. From AB 802 to Los Angeles’ Existing Buildings Energy and Water Efficiency Program “EBEWE”, our staff researches new laws and ordinances to ensure our clients know how to comply with the often complicated and sometimes changing policies. In AB 802’s case our employees have attended webinars and followed the drafts’ changes via e-mail updates to be able to ensure our clients would have the most up to date information possible. We walk building owners and operators through the process and assist them with using ENERGY STAR’s Portfolio Manager to benchmark their buildings energy usage. Transparency and benchmarking laws like California’s AB 802 are growing increasingly common so if you are not already required to comply with one, it is possible that you will have to soon. Contact MEP today to see what transparency and benchmarking laws there are in your neck of the woods.

ESA Los Angeles
An ESA or Energy Services Agreement is a contract that allows energy efficiency to be packaged as a service that building owners pay for through savings, and that generally requires no (or minimal) upfront costs to the building owner. An ESA is an alternative to using equity or a traditional loan to retrofit a building. An ESA serves as a written agreement between a housing authority and an energy services company outlining the work to be done under a performance contract. For housing authorities, the ESA must contain the following elements: savings guarantee, scope of work, savings calculation methodology, and financing terms. Aside from retrofitting buildings without putting up capital, an ESA can solve specific issues that typically make investing in energy efficiency difficult for various types of real estate owners. MEP assists commercial, educational, healthcare and municipal customers with their ESA needs.

ASHRAE Level I & Level II Energy Audit
In the past 25 years MEP has conducted over 1,000 ASHRAE Energy Audits on commercial, educational, and institutional customers. That adds up to well over 1 billion square feet of audited real estate. Our company is frequently hired by other sustainability consultants to help with audits due to the rigorous technical requirements of ASHRAE Level I & II audits. ASHRAE Level I & II audits require superior expertise and knowledge that we are able to provide due to our many years of audit experience. Energy audits help building owners understand their energy use and identify problem areas to target for energy use reduction and savings.

Engineering Design Services
MEP offers a wide spectrum of engineering design services. Our company performs mechanical and plumbing system design, electrical system design, and green building design. MEP has over two and a half decades of engineering design experience. We have provided engineering design services to a broad array of clients including commercial, educational, healthcare, and municipal projects. Our engineering design services extend into our sustainability work as we assist customers with the adoption of California Green Building Standards Code (CALGreen) in their design approach. We provide specialized energy conservation consulting all the way from feasibility studies through design and preparation of construction documents and the construction phase.

Property Condition Assessment
MEP has been performing Property Condition Assessment services involving the sale and financing of properties all across the United States and even internationally since 1990. We have over 2,000 Property Condition Assessments to our company name and have assessed and reported on over 3 billion SF of property. We perform Property Condition Assessments on all sorts of property types including commercial, industrial, shopping center, multi-family, medical, educational, and hospitality. We inspect mechanical-electrical-plumbing and fire life safety and create all report documents associated with Property Condition Assessments.

What is California Green Building Standards Code (CALGreen)?

GREEN BUILDING DESIGN

Maximum Energy Professionals “MEP” assists our customers with adoption of California Green Building Standards Code (CALGreen) in their design approach. We offer specialized energy conservation consulting services, from feasibility studies through design and preparation of construction documents and construction phase services to assist our customers in all phases of green building design. As part of Title XXIV (24) and CALGreen, commissioning is now required in the state of California for all new non-residential projects over 10,000 square feet. Maximum Energy Professionals offers commissioning service that helps customers comply with these regulations.

Green Building

Green building (also known as green construction or sustainable building) refers to a structure and using process that is environmentally responsible and resource-efficient throughout a building’s life-cycle: from siting to design, construction, operation, maintenance, renovation, and demolition. This requires close cooperation of the design team, the architects, the engineers, and the client at all project stages.[1] The Green Building practice expands and complements the classical building design concerns of economy, utility, durability, and comfort.

California Green Building Standards Code (CALGreen)

The California Green Building Standards Code (CALGreen) is Part 11 of twelve parts of the official compilation and publication of the adoption, amendment and repeal of building regulations to the California Code of Regulations, Title XXIV (24), also referred to as the California Building Standards Code. The purpose of this code is to improve public health, safety and general welfare by enhancing the design and construction of buildings through the use of building concepts with a reduced negative impact or an increased positive environmental impact and encouraging sustainable construction practices in the following categories:

1. Planning and design
2. Energy efficiency
3. Water efficiency and conservation
4. Material conservation and resource efficiency
5. Environmental quality

Title XXIV (24) Compliance

The California Energy Code, part 6 of the California Building Standards Code which is Title XXIV (24) of the California Code of Regulations, also titled The Energy Efficiency Standards for Residential and Nonresidential Buildings, was created by the California Building Standards Commission in 1978 in response to a legislative mandate to reduce California’s energy consumption. The standards are updated periodically by the California Energy Commission to allow consideration and possible incorporation of new energy efficiency technologies and methods.
